New Construction in Louisville, Colorado

New construction homes in Louisville, Colorado are rare in the downtown part of town. Our client was lucky enough to get one of the last almost empty spots near downtown. We thought, why not! More chances to visit our favorite chocolate shop Stam in neighboring Lafayette, Colorado.

The form of the building was pretty much designed by the zoning and FAR restrictions on site. This house is a product of all the restrictions, of the roof pitch, even the porch size is derived from site and zoning restrictions. It would be easy to make the house full of dormers and roof complications, but our vision was to keep it as simple as possible. Simplified forms are the best forms, and it takes a lot of effort but always worth it.

The exterior material is the wow factor. Contrasting a dark, shou sugi ban material on the small form and a natural wood, vertical material on the larger form called Lunawood. Big form moves like this are only possible during new construction in Louisville projects.

Similar to our Winter Park project, the house is a rectangle. The front of the house is right on the front setback, with a porch. This is to match the character of the neighborhood. And also to maximize the site to get a backyard courtyard that is quite intimate and protected.

Working with the city of Louisville certain makes new construction in Louisville much easier since they have such an organized building permit submission process.

Additionally this site has a carport and a garage with studio space above it for the owner to work from home. To get everything to fit on the site we had to be very specific with our measurements. We are so happy with the way this project turned out. Our clients were super happy and the construction has started on this project as well.
