Adaptive Reuse Architecture in Denver, Colorado: A Case Study

Adaptive reuse is one of our favorite project typologies at BARI Architecture. Across Denver and the Front Range, we frequently encounter buildings with tremendous untapped potential — structures that, with thoughtful design, can be reimagined entirely rather than demolished and replaced.

What is adaptive reuse? It's exactly what it sounds like: the process of repurposing existing — often historic or underutilized — buildings for new uses while retaining their original structure and architectural character. For Denver architects working in a city with a rich stock of mid-century and industrial buildings, it's both a design opportunity and a sustainability imperative.

The Project: From Denver Restaurant to Community Center

We are currently working on an adaptive reuse project in the Denver area that is substantial in both its existing conditions and its added scope. The existing building is a former restaurant with a 7,000 SF footprint, which we are transforming into a 12,000 SF community center.

The original massing is deceptively simple — a collection of boxy forms — but the existing conditions tell a more complicated story: an entry vestibule, a long and irregular accessible ramp, and extensive wood siding that has deteriorated beyond repair. Our approach was to strip the building back to its essential geometry and ask: what is worth keeping, and what does this building want to become?

What We're Keeping

After careful structural and material assessment, we are retaining two primary elements of the existing building:

  • The concrete floor slab of the main space (~6,600 SF, 4" thick)
  • The roof truss structure (~6,600 SF)

Everything else — cladding, vestibule, ramp, secondary enclosures — is being removed or replaced.

What We're Adding

To meet the program requirements of the new community center, we are adding square footage through a series of new building volumes and extending the building's relationship to its site through multiple outdoor decks. The added elements also redefine the street presence, shifting the building from an inward-facing restaurant to a community-oriented civic anchor.

The Carbon Case for Adaptive Reuse in Denver

One of the most compelling arguments for adaptive reuse — especially for Denver developers, nonprofits, and municipalities evaluating project delivery — is the measurable reduction in embodied carbon.

By retaining the 4" concrete slab alone, we estimate saving approximately 40,000 lbs of carbon — and that figure doesn't include the cost savings, the embedded energy of material transportation, or the avoided landfill impact.

The roof trusses tell a similar story, even if less easily quantified. New lumber requires energy-intensive harvesting, milling, and transportation. Wood is also a natural carbon sink: the CO₂ absorbed by the tree during its growth remains stored within the material. When that material is demolished and sent to landfill or incineration, that stored carbon is released. By keeping the existing trusses in place, we extend the life of that carbon storage — and avoid the manufacturing emissions of replacement entirely.

For Denver projects pursuing LEED, Living Building Challenge, or simple carbon-conscious design, adaptive reuse is one of the highest-leverage strategies available.

This is the building as we found it — a former restaurant sitting on a generous corner lot, clad in deteriorating wood siding and organized around a program that no longer serves the site. The bones, though, were worth keeping. What reads as visual complexity at first glance resolves, on closer inspection, into a simple and workable geometry.

The proposed design adds two new volumes to the existing footprint, bringing the total to 12,000 SF while reorienting the building toward the street and the surrounding community. Outdoor decks extend the usable area further, giving the new occupant — a community organization that prioritizes gathering and outdoor programming — room to breathe in every season.

And here it is taking shape. The new facade is beginning to define the building's updated street presence — a clean departure from the weathered siding and ad hoc additions of the original, and a first look at the civic character the community center will carry when complete.
